Gutter surveys for homes and businesses in Coombe

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are fascia boards damaged by overflowing water and leaves and moss blocking gutters, on parapet and box gutters, outlets and hoppers and downpipes.

In a small place like Coombe, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

How it works

After the inspection, everything we found is written up as a written report with photos. On timing, it typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Coombe needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Leave a clear route to the loft
  • Keep pets inside or away from the areas we’re looking at

Gutter surveys around Coombe

Coombe is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of St Nicholas: old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Ash Cartwright and Kelsey Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Coombe is about 6 miles north-west of Deal, in Kent. Surveys in Coombe work the same way as everywhere we cover: a careful inspection, photographs and a written report. Coombe is one of the towns and villages in Kent we cover. For surveys nearby, see our Canterbury page.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

When to book a survey in Coombe

Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead is also a target for theft.

Common reasons to book include:

  • Water spilling over the gutter edge
  • Hoppers and outlets full of debris
  • Rotten fascias or stained soffits
  • Leaking or loose downpipes

If you own a rental within reach of Sandwich station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common questions in Coombe

How do I find out if my home in Coombe is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

I let a flat near Sandwich station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or email us and let us know about the building.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Is a CCTV drain survey included?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Honest limits

Before you book, it is worth knowing what a survey won’t do:

  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Downpipes
  • Fascias and soffits
  • Outlets and hoppers

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Get the gutters cleaned out every year
  • Have overhanging branches cut back
  • Leave gutter checks at height to someone equipped for it
  • Look out for overflows when it pours

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Deal with drips, sags and loose downpipes early. Left alone, they typically grow, and the water they spill can damage walls and timber.

What affects the cost of gutter surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • Height and safe access

All our prices include VAT. Gutter survey starts from £150, including VAT. You will know the exact price before you book.
