Gutter survey in Cop Street: what you get
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. If you’ve noticed blocked outlets and hoppers and dripping or leaking gutter joints, a survey will tell you what’s going on.
Older buildings in small places like Cop Street may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Cop Street, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

What we can’t see
It is a careful look at the gutter, not the whole story. Its limits include:
- Rot or damp concealed behind fascias or inside walls
- Hidden sections we cannot view safely
- Underground drains, which need a CCTV drain survey

Your questions about gutter surveys in Cop Street
Does being near the coast affect roofs in Cop Street?
It can do. Within about 5 miles of the sea, as Cop Street is, metal fixings wear faster and gales find any loose ridge or slate.
I let a flat near Sandwich station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
How fast do I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.
Do you use drones?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Will I get photos?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
Will you check the loft?
Normally, if there is one and it can be reached safely. The loft space can show things the outside can’t, like damp timbers, staining or daylight.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Before and after the survey
These tips come from what we see on roofs every week:
- Note any damp stains below the gutters
- Check the loft with care after heavy rain
- Check for spilling water in a downpour
- Don’t climb a ladder to look in the gutters
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
Gutter surveys around Cop Street
Cop Street lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you own a rental within reach of Sandwich station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Roof by roof
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.
Fascias and soffits
Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.
What we’re asked to look at in Cop Street
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
These are some of the problems a survey can pick up:
- Downpipes that are split or coming away
- Leaves and moss blocking gutters
- Leaks at the gutter joints
- Overflowing eaves gutters
Goodnestone Park, about 4.1 miles south-west, is one of the historic houses in the wider area around Cop Street. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
