Pre-Purchase Roof Survey in Flemings
A roof survey before you buy a house or flat for Flemings and the rest of Kent. We survey on any day of the week.
- Blistered or split felt on a flat roof
- Patch repairs that may hide an ongoing problem
- Flashings that have lifted or split
Pre-purchase roof survey in Flemings: what you get
A full home survey looks at the whole property, so the roof is one item among many. We don’t offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side if you want the fullest picture. Typical surveys look at slates or tiles that have slipped or gone and blistered or split felt on a flat roof, on gutters and downpipes, flat-roofed extensions and dormers and chimney stacks.
Being in a small place like Flemings makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What affects the cost of pre-purchase roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
- Whether it is a home or a commercial building
- Which survey package you book
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.
What we need to know
To price your survey accurately, we’ll ask about:
- Pictures from the garden or a window, if you have them
- Access details, such as a loft hatch or a shared roof
- Any marks or damp showing indoors
- The address and postcode of the property
We survey roofs on weekdays and at weekends. To arrange a day that suits you, call 07833 053749 or use the contact form with the address and the days you’d prefer.
What else we do in Flemings
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
The survey, step by step
Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, most surveys take an hour or two at a typical house, with time for the loft where it can be reached. Older roofs in small places like Flemings can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we’ll get in, including the loft.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a report with photographs and recommendations, ready for you to use before exchange.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Check pets are kept safely away
- Point out any leaks or damp patches

Related advice
What we look for on each type of roof
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide, so we look for gaps along the courses.
Chimney stacks
We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we will suggest who to ask.
Surveys for landlords and agents in Flemings
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.
Buying a home or a new roof in Flemings
Flemings is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. Goodnestone Park, about 2.7 miles south-west, is one of the historic houses in the wider area around Flemings. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Sandwich station may find that a written report helps before buying a rental or paying for a new roof on one. If yours is one of the older homes in the streets near Church of St Nicholas, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Flemings is about 6 miles north-west of Deal, in Kent. Roofs in Flemings get the same thorough look as anywhere else in Kent. We cover towns and villages across Kent, large and small. We also survey roofs in Canterbury.

Flemings: your questions answered
Does a conservation area affect roof work in Flemings?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Flemings?
Yes, Flemings is on our map. Villages and rural addresses get the same survey as a town house.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
Does your survey replace a RICS home survey?
No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
How long does a pre-purchase roof survey take?
The visit typically takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. We will give you an idea of timing as you book.
Practical tips
There is plenty you can do without going near the roof. What helps most:
- Let us know your exchange date when booking
- Ask the agent to make sure the loft hatch can be opened
- Arrange the survey as soon as your offer is agreed
- Ask for any paperwork for recent roof work
Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
