Chimney survey in Flemings: what you get

Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. We survey shared and party-wall stacks, flaunching and chimney breasts, and people most frequently book us about bricks with flaking faces and loose, cracked or missing pots.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Older roofs in small places like Flemings can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • File photos of the stacks with your home records
  • Keep track of stains on chimney breasts
  • Don’t use a ladder to reach the stack yourself
  • Book a sweep for flues that are in use

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

What affects the cost of chimney surveys

Several things affect the price of a survey:

  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

Getting in touch

A few details help us suggest the right survey and price. When you get in touch, it helps to mention:

  • Your timetable, like an exchange date
  • Access details, like a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors

To arrange a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. A report with photos gives you a clear record of the chimney stack, useful for planning maintenance.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Flemings questions

Will you come out to Flemings?

Yes, Flemings is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Do roofs near the sea, like those around Flemings, take more of a battering?

It can do. Flemings is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

My chimney looks like it is leaning. What should I do?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

Do you inspect the flue?

No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

How long will you be at the property?

It normally takes about one to two hours for a house, or half a day or so for a commercial building. We will confirm the timing when you book.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What do you check on a chimney?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Different roofs, different checks

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Flemings homes and their roofs

Flemings lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. The wider area around Flemings has a long history of building, with Goodnestone Park about 2.7 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building like Ash Cartwright and Kelsey Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Sandwich station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
