Flat roof surveys for Durlock homes and businesses

About our flat roof survey in Durlock

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey GRP fibreglass, single-ply membranes and mastic asphalt, and people most frequently book us about ponding water that doesn’t drain away and raised blisters across the surface.

Some older homes in villages like Durlock are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

When you need someone else

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • A fixed date for when the roof will need replacing
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.

What we check

  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check that new brackets or units haven’t damaged the covering
  • Check from a window for ponding after heavy rain
  • Check ceilings under the roof for damp patches
  • Ask contractors to protect the roof if they work on it

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Durlock questions

Is Durlock within the area you cover?

Yes, Durlock is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is Durlock in the area you cover?

We do. The survey and report are the same in Durlock as anywhere else.

What does the report include?

Written findings with photos, covering the condition of the flat roof, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or send us an email with the address.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How long is the visit?

Expect it to take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. The written report follows by email.

Does a flat roof survey replace a RICS survey?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It often sits alongside a buyer’s building survey.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Different roofs, different checks

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Flat roof surveys around Durlock

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Goodnestone Park, about 2.7 miles south-west, is one of the historic houses in the wider area around Durlock. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a building like Ash Cartwright and Kelsey Church of England Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Sandwich station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near Church of St Nicholas, the flat roofs on later extensions tend to wear out long before the main roof.

What affects the price in Durlock

The price reflects the time and kit the roof needs. That comes down to:

  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Helping us price your survey

If you can, have these to hand when you contact us:

  • When you need the report by
  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside

Every survey is priced before it is booked, so you know where you stand. Flat roof survey starts from £150, including VAT. To book, ring 07833 053749 or use the contact form.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Durlock needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Find any records of previous roof work
  • If it is not your property yet, arrange access through the agent
