Flat roof survey in Nash, Kent
Flat roof surveys in Nash, with over 20 years’ experience behind it. You get a clear report with photos.
- Leaks around rooflights
- Blistering in felt or asphalt
- Damaged trims at the roof edge
When to book a survey in Nash
Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
A survey can pick up problems such as:
- Upstands pulling away from walls
- Outlets that hold water back
- Leaks around rooflights
- Loose or cracked edge trims
Take an older house close to Elmstone Church: the flat roofs on later extensions tend to wear out long before the main roof.
Before you book any roof surveyor
- Are they insured for the work?
- When you’ll get the report
- What the survey won’t cover
- Whether the loft is part of the inspection
Flat roof surveys for homes and businesses in Nash
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you ring 07833 053749 or drop us an email with the address and a rough idea of the roof area. Typical surveys look at splits and cracks in the covering and standing water left after rain, on EPDM rubber, single-ply membranes and upstands and outlets.
Some older homes in villages like Nash are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Leave it or get it looked at?
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. Older and listed buildings around Nash may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for the job before booking.

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What we look for on each type of roof
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Local flat roofs in Nash
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 3 miles south lies Goodnestone Park, a reminder of how long the area around Nash has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Adisham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Nash: your questions answered
Do you cover Nash?
Yes. We survey roofs across London and South East England, and Nash is part of that. You can call 07833 053749 or drop us an email with the address and a few details.
Do you cover smaller places like Nash?
Yes, Nash is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Do you need to get into the loft?
Usually, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
What this survey cannot tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- An exact number of years the roof has left
- What’s under the membrane without opening it up
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.
What this survey covers
- Single-ply membranes
- EPDM rubber
- Upstands and outlets
- GRP fibreglass
- Mastic asphalt
- Felt flat roofs
The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Nash can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Dig out any old roof reports or invoices
- Mention any parking restrictions on your street
- Buyers: confirm access with the estate agent or seller
