What happens if roof problems are left?

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it. Finding where the water is getting in should follow right away. In a place like Flemings, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Roof leak investigation in Flemings

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. Typical surveys look at wet patches on loft insulation and a leak that comes and goes with the weather, across slate and tile slopes, valleys and parapet gutters and flat roof details.

Somewhere as small as Flemings, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s under the covering or behind the plaster
  • Putting the leak right
  • A structural engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Slate and tile slopes
  • The roof space
  • Lead flashings
  • Rooflights and dormers
  • Flat roof details

Wind, rain and roofs in Flemings

The coast is about 5 miles or less from Flemings, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Goodnestone Park lies about 2.7 miles south-west, so building around Flemings goes back a long way. Older roofs around here can leak at old repairs as readily as at original details. Take an older house close to Church of St Nicholas: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Flemings is about 6 miles north-west of Deal, in Kent. Surveys in Flemings work the same way as everywhere we cover: a close look at everything that’s safely in view, photographs and a clear written report. Across Kent, we cover Flemings and the places around it. You can also see our page for Canterbury.

When to book a survey in Flemings

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

A survey makes sense if you’ve noticed:

  • Staining around the chimney inside
  • Water marks that spread in wet weather
  • Damp ceilings under a flat roof
  • Wet patches high on an inside wall

Anyone responsible for a site like Ash Cartwright and Kelsey Church of England Primary School will know that a leak through a large roof is frequently found some distance from where the water shows inside.

Questions to ask before you book

  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?
  • Which parts of the roof they’ll actually see
  • What happens after the report arrives

FAQs for Flemings

Do you cover smaller places like Flemings?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Flemings?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Surveys for landlords and agents in Flemings

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

How the survey works

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, most surveys take between one and two hours, more where the leak is intermittent or the roof is large. Somewhere as small as Flemings, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Getting ready for the survey

  • Note where any stains or damp appear
  • Dig out any old roof reports or invoices
  • Make sure pets are kept safely away

Advice

Useful tips for Flemings property owners

Most of what helps is simple and safe from ground level. A few suggestions:

  • Tell us if there are tanks or pipes in the loft
  • Leave roof access to professionals
  • Put a bucket under the drip and move valuables
  • Note the weather when the leak shows

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention, so you know what to deal with first.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
