About our gutter survey in Heronden
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. If you’ve noticed hoppers and outlets full of debris and sagging gutters and loose brackets, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Heronden are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey works
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Heronden, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.

Common questions in Heronden
Do you cover smaller places like Heronden?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Heronden is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is a CCTV drain survey included?
No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Are hidden gutters like valleys and box gutters included?
Yes, where it is safe to see them. We use the ground, windows, the roof space and the roof where it is safe, and by drone where it’s applicable.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
What do I do with the report?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Have overhanging branches cut back
- Check from the ground or a window, not a ladder
- Watch ceilings under valley gutters for fresh marks
- Have gutters cleared at least once a year
If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.
Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
What a gutter survey looks like in Heronden
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 2.7 miles west lies Goodnestone Park, a reminder of how long the area around Heronden has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Sandwich station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as Eastry Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What a gutter survey doesn’t cover
In fairness, there are limits to any roof survey:
- Parts of gutters that cannot be seen safely
- Confirming asbestos in older rainwater goods
- What’s hidden inside a downpipe

- Outlets and hoppers
- Parapet and box gutters
- Downpipes
- Eaves gutters
- Fascias and soffits
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Different roofs, different checks
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.
Box and secret gutters
Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.
