Independent roof surveys in Ham

Roof survey in Ham: what you get

We inspect what can be seen safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. You do not need to do anything except give us access. Everything we see is photographed for the report. If you are worried about cracked mortar along the ridge and slates or tiles that have slipped or broken, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Ham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Tips that help

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Check the roof from the ground after storms
  • Don’t climb onto the roof yourself
  • Check we can open the loft hatch
  • Take photos of any leaks as they happen

We email the report to you, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

Roof surveys around Ham

The coast is about 4 miles or less from Ham, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Walmer Castle, about 4.4 miles south-east, is one of the historic houses in the wider area around Ham. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If yours is one of the older homes in the streets near Church of St George, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Sandwich station may find that a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Worth Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Ham is about 3 miles north-west of Deal, in Kent. Anywhere in Ham, we can carry out roof surveys at your property. Ham is one of the places in Kent where we work for roof surveys. We also survey roofs in Canterbury.

All of CT14 is covered for roof surveys, from the main roads to the quietest streets. Other places close to Ham include Statenborough (1 mile north-west), Felderland (1 mile north), Worth (1 mile north-east), Marley (1 mile south-east) and Finglesham (1 mile south-east). Further out, we also cover Canterbury (11 miles west), Margate (10 miles north), Dover (8 miles south), Folkestone (13 miles south-west), Ramsgate (7 miles north-east) and Broadstairs (9 miles north-east).

Local landmarks in Ham

Locally, jobs take us to homes and businesses close to Ham Fen, Sandwich Technology School and The Blue Pigeons pub and the streets around them. The nearest railway station is Sandwich station, roughly 1.7 miles north of the centre. Nearby you’ll also find Sandown Castle (3.1 miles east) and The Precinct Toy Collection (2.1 miles north). For a walk, there is Monk's Wall nature reserve.

How the survey changes by roof type

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.

How it works

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, it normally takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Around Ham, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photographs and recommendations.

What happens if roof problems are left?

Without a survey, you are guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. A survey tells you what actually needs attention. Where a roof is exposed, as many are in small places like Ham, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Ham questions

Is Ham within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Do roofs near the sea, like those around Ham, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you give a life expectancy for the roof?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A full building survey of the property

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.
