Landlord roof surveys for Ham homes and businesses

Landlord roof survey in Ham: what you get

Our landlord and block roof surveys cover Ham and the rest of London and the South East. A visit usually takes about one to two hours on an ordinary house, and more on a big or complicated roof. Everything is inspected as far as it can safely be seen, and by drone where it is applicable. A written report with photos follows. If you’ve noticed missing or loose roof coverings and chimney stacks in poor repair, we can find out what’s behind it, on flat roofs on blocks, blocks of flats and gutters and downpipes alike.

In a village or hamlet like Ham, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded where we can see them safely.

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it’s visible.

Questions from Ham

How do I find out if my home in Ham is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Sandwich station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or email us with the address and a few details, including who will give access on the day.

How do I book a survey in Ham?

To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How experienced are you?

More than 5,000 surveys over 20+ years.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when booking and we’ll plan the survey around it.

Ham homes and their roofs

The coast is about 4 miles or less from Ham, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Trees in and around Ham Fen shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as Worth Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. With Walmer Castle about 4.4 miles south-east, the area around Ham has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.

Ham is about 3 miles north-west of Deal, in Kent. Ham gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across Kent, from the larger towns to small villages. For surveys nearby, see our Canterbury page.

Other places close to Ham include Statenborough (1 mile north-west), Felderland (1 mile north), Worth (1 mile north-east), Marley (1 mile south-east) and Finglesham (1 mile south-east). Within a short drive, we also cover Canterbury (11 miles west), Margate (10 miles north), Dover (8 miles south), Folkestone (13 miles south-west), Ramsgate (7 miles north-east) and Broadstairs (9 miles north-east).

How we price landlord roof surveys

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • How big the roof is
  • How many separate roofs there are, like extensions, dormers and garages
  • Chimneys, valleys, parapets and other details

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for the job before you book.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey

Once you know what you need, phone 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Checking the roof from ground level

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Leave it or get it looked at?

Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. For an older or listed building in a place like Ham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Why us?

What we do, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Ham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Honest limits

A survey is a proper look at the let or shared roof, but it cannot do everything. Its limits include:

  • Who pays under the lease (that’s a legal question)
  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we can’t safely see or access

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and doesn’t.
