Landlords, agents and block managers in Ham

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Gutter survey in Ham: what you get

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed gutters overflowing in heavy rain and water backing up from a hidden gutter, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Do not leave hidden gutters out of a clear-out
  • Get the gutters cleaned out every year
  • Keep climbers away from the eaves
  • Look for green streaks or damp patches on walls

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.

Signs you need a gutter survey in Ham

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

Problems we come across often include:

  • Leaks at the gutter joints
  • Overflowing valley or parapet gutters
  • Fascia boards damaged by overflowing water
  • Choked outlets or hopper heads

For site and facilities teams at buildings like Worth Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What a roof survey includes

Gutter surveys around Ham

The coast is about 4 miles or less from Ham, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. The wider area around Ham has a long history of building, with Walmer Castle about 4.4 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Sandwich station, a roof report helps you deal with small faults before they turn into a call from a tenant. If your home is one of the older ones in the streets near Church of St George, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Ham is about 3 miles north-west of Deal, in Kent. Whether the building in Ham is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Kent. For surveys nearby, see our Canterbury page.

We survey roofs across the CT14 postcode area for gutter surveys and the streets around it. Close by, we survey roofs in Statenborough (1 mile north-west), Felderland (1 mile north), Worth (1 mile north-east), Marley (1 mile south-east) and Finglesham (1 mile south-east). We also work in nearby towns such as Canterbury (11 miles west), Margate (10 miles north), Dover (8 miles south), Folkestone (13 miles south-west), Ramsgate (7 miles north-east) and Broadstairs (9 miles north-east).

Ham: your questions answered

Do you survey roofs for landlords with property near Sandwich station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need.

Is my home in Ham listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How do I arrange a gutter survey in Ham?

It’s easiest to ring 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will suggest the right survey. Surveys run seven days a week.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey
  • Asbestos testing of old gutters, downpipes or soffits

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

Roofs we survey in Ham

  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Eaves gutters
  • Downpipes

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Ham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Note where any stains or damp appear
  • Jot down any questions you want answered
  • Leave side gates unlocked

What you can safely check yourself

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
