Gutter surveys for homes and businesses in Statenborough

We carry out gutter surveys in Statenborough as part of our cover across London and South East England. We inspect everything we can see safely from ground level, windows, the loft space and the roof where it is safe. A visit normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. We survey parapet and box gutters, outlets and hoppers and fascias and soffits, and common reasons people get in touch are sagging gutters and loose brackets and gutters overflowing in heavy rain.

In a village or hamlet like Statenborough, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Have gutters cleared at least once a year
  • Check that downpipes are firmly fixed to the wall
  • Watch for green marks down the brickwork
  • Get trees that overhang the gutters trimmed

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

How the survey changes by roof type

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check the joints, brackets and falls.

Gutter surveys in Statenborough: local notes

Statenborough is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live near a park like Ham Fen, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Goodnestone Park lies about 4.2 miles west, so building around Statenborough goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. If you let a flat or house near Sandwich station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Statenborough is about 4 miles north-west of Deal, in Kent. Bookings from Statenborough are handled just like any other: a call or an email, a price, then a date. Statenborough is one of the places in Kent where we work. Our Canterbury page covers surveys nearby.

What a gutter survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Underground drains, which need a CCTV drain survey
  • Damage hidden inside walls or behind boards
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

Your questions about gutter surveys in Statenborough

Do you cover smaller places like Statenborough?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does being near the coast affect roofs in Statenborough?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Could my damp wall be caused by the gutters?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Prices for gutter surveys in Statenborough

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Height and safe access
  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office
  • Which survey package you book

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for your roof before booking.

Booking your survey

You do not need to know any roofing terms. It’s enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Your timetable, like an exchange date

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or use the contact form with the details.

What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Statenborough often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.
