How a gutter survey works in Felderland

We survey gutters and rainwater systems in Felderland and right across London and South East England. On the day, we inspect whatever is safely visible, from the ground, from windows and from the roof space. A visit usually takes an hour or two on an ordinary house, and more on a big or complicated roof. The written report follows, with photos and recommendations. If you’ve noticed choked outlets or hopper heads and water backing up from a hidden gutter, we can find out what’s behind it.

Somewhere as small as Felderland, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

What a gutter survey looks like in Felderland

Felderland lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Historic houses such as Goodnestone Park, about 4.7 miles west, show how far back building in the area around Felderland goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Sandwich Technology School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park such as Ham Fen, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If your home is one of the older ones in the streets near Church of St Peter and St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first.

Different roofs, different checks

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Your questions about gutter surveys in Felderland

Do you survey roofs for landlords with property near Sandwich station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is the coastal weather around Felderland hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

What insurance do you have?

Our cover is professional indemnity plus public liability.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Do you look in the loft space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How the survey works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Felderland can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Advice

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which can make access easier.

What a gutter survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Pipes below ground level
  • What’s behind fascias and inside walls
  • Hidden sections we can’t view safely

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

Useful tips for Felderland property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Watch the gutters during heavy rain
  • Check that downpipes are firmly fixed to the wall
  • Watch for green marks down the brickwork
  • Get trees that overhang the gutters trimmed

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so make sure they’re included in any clearing work.

How we price gutter surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • The height of the building and how the roof can safely be seen
  • Any need for thermal images or a drone flight
  • Which survey package you book
  • The size of the roof

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.

Getting in touch

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved
  • Your timetable, like an exchange date
