Advice
How a gutter survey works in Sandwich
Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed rotten fascias or stained soffits and sagging gutters and loose brackets, we can find out what’s behind it, on parapet and box gutters, eaves gutters and downpipes alike.
Around Sandwich, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Sandwich: your questions answered
Is my home in Sandwich listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do roofs near the sea, like those around Sandwich, take more of a battering?
It can do. Within about 3 miles of the sea, as Sandwich is, metal fixings wear faster and gales find any loose ridge or slate.
Are hidden gutters like valleys and box gutters included?
Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.
How soon will I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Do you cover Sandwich?
Yes. Our area covers London and South East England, and that includes Sandwich.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Roofs, chimneys and gutters in Sandwich
The coast is about 3 miles or less from Sandwich, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to Sandwich station may find that the gap between tenancies is a good time to have the roof looked at. If you live near a park such as Ham Fen, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. The streets around a church such as Sandwich United Reformed Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a gutter survey doesn’t cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Pipes below ground level
- Parts of gutters that cannot be seen safely
- Asbestos testing of old gutters, downpipes or soffits
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.
What this survey covers
- Downpipes
- Eaves gutters
- Outlets and hoppers
- Valley gutters
- Parapet and box gutters
- Fascias and soffits
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Roof by roof
Box and secret gutters
Box gutters sit within the roof or behind a wall, so overflows can end up inside. We inspect them as far as it’s safe to see them.
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets as far as they can safely be seen. Missing lead is something we check for too.
What happens if roof problems are left?
Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without one, it’s guesswork from the ground. Tradespeople may need to travel further to a smaller place like Sandwich, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
