About our gutter survey in Great Stonar
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so. The next step is suggested too. We survey fascias and soffits, downpipes and valley gutters, and people most often book us about valley or box gutters that overflow inside and gutters overflowing in heavy rain.
Somewhere as small as Great Stonar, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Honest limits
A survey is a proper look at the gutter, but it can’t do everything. Its limits include:
- Rot or damp concealed behind fascias or inside walls
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Hidden sections we cannot view safely
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. What our survey covers.

Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What a gutter survey looks like in Great Stonar
Great Stonar lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
For site and facilities teams at buildings such as Sandwich Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. If your home is one of the older ones in the streets near St Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you live near a park such as Prince's Beachlands, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Great Stonar questions
Does a conservation area affect roof work in Great Stonar?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you cover smaller places like Great Stonar?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Is there a good time of year to book a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.
What we do, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Great Stonar, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Note where any stains or damp appear
- Buyers: confirm access with the estate agent or seller
- Unlock side gates and any roof access doors

Useful tips for Great Stonar property owners
From years of surveys, a few habits stand out as worth the effort:
- Have overhanging branches cut back
- Get the gutters cleaned out every year
- Don’t leave hidden gutters out of a clear-out
- Don’t climb a ladder to look in the gutters
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
