Pre-purchase roof survey in Great Stonar: what you get
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is frequently not the individual flat owner. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. If you’ve noticed standing water on a flat extension roof and cracked flaunching or crumbling chimney pointing, we can find out what’s behind it, on gutters and downpipes, chimney stacks and lead flashings and valleys alike.
Somewhere as small as Great Stonar, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When to book a survey in Great Stonar
Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.
Here are some of the things we see frequently:
- Blistered or split felt on a flat roof
- Sagging ridge lines or uneven roof slopes
- Slipped or missing slates and tiles
- Lead that has worked loose at a wall or chimney
If you own a rental within reach of Sandwich station, a written report helps before buying a rental or paying for a new roof on one.
Questions to ask before you book

How the survey changes by roof type
Chimney stacks
A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.
How it works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take about one to two hours at a typical home, and more on a big or complicated roof. Somewhere like Great Stonar needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- Tell us about parking before the day
- Find any records of previous roof work
- Jot down any questions you want answered
Arrange a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.
Advice
Landlords, agents and block managers in Great Stonar
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
Why act early in Great Stonar
It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. Older and listed buildings around Great Stonar may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Checking the roof from ground level
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Local roofs and buyers in Great Stonar
Great Stonar lies within about 2 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you live in an older home near St Mary's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Great Stonar: your questions answered
Is my home in Great Stonar listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Great Stonar?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It isn’t a RICS survey and does not cover the rest of the house.
Do you use drones?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Can I use the report to negotiate on price?
Yes, you can. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We cannot promise how the seller will respond.
Do you need to go inside the property?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
