Independent flat roof surveys in Great Stonar

Flat roof surveys for homes and businesses in Great Stonar

A flat roof leak frequently travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey mastic asphalt, single-ply membranes and GRP fibreglass, and common reasons people get in touch are splits, cracks and crazing and a sagging deck under the covering.

Somewhere as small as Great Stonar, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Flat and commercial roofs around Great Stonar

Great Stonar is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Take a building like Sandwich Infant School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you live in an older home near St Mary's Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Great Stonar: your questions answered

Does being near the coast affect roofs in Great Stonar?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Great Stonar is within about 2 miles of the coast.

Is Great Stonar within the area you cover?

Yes, Great Stonar is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

How much does a flat roof survey cost in Great Stonar?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. On timing, it usually takes about one to two hours for a small flat roof at home, and longer for a large commercial one. In a small place like Great Stonar, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

When you need someone else

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • What’s under the membrane without opening it up
  • A structural engineer’s assessment of the deck
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • EPDM rubber
  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • Felt flat roofs

Do you need a flat roof survey in Great Stonar?

Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

Typical things we are asked to look at include:

  • Loose or cracked edge trims
  • Outlets that hold water back
  • Splits, cracks and crazing
  • Failed upstands where the roof meets a wall

If you let a flat or house near Sandwich station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What a roof survey includes

Useful tips for Great Stonar property owners

You do not need to be a roofer to help. What helps most:

  • Ask whoever fits equipment on the roof to make good the covering
  • Have the roof looked at again after a severe storm
  • Note the date and type of any roof work
  • Keep outlets clear of leaves and moss

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

What a survey costs

To price your survey, we check:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • Height and safe access

Flat roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What we need to know

These details help when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Any deadline, like an exchange date
  • The reason for the survey, such as buying, a leak or storm damage
  • Your postcode, so we can check access and travel

Most bookings start with a short call: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.
