East Street Flat Roof Survey
Flat roof surveys in East Street and the rest of Kent. We survey on weekdays and at weekends.
- Failed seals around rooflight kerbs
- Splits, cracks and crazing
- Damaged trims at the roof edge
Checking the roof from ground level
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
Flat roof survey in East Street: what you get
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey upstands and outlets, single-ply membranes and GRP fibreglass, and the problems we’re asked to look at most are failed seals around rooflight kerbs and a sagging deck under the covering.
In a village or hamlet like East Street, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.
Where we cannot see part of the flat roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

What a flat roof survey doesn’t cover
It’s a careful look at the flat roof, not the whole story. The main limits are:
- A promise that the roof won’t leak in future
- Structural calculations, which need a structural engineer
- Fragile surfaces, which we do not walk on
If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and does not.

Common questions in East Street
Is my home in East Street listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is the coastal weather around East Street hard on roofs?
It can do. Within about 4 miles of the sea, as East Street is, metal fixings wear faster and gales find any loose ridge or slate.
What types of flat roof do you survey?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.
Do you give a life expectancy for the roof?
There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
What does ponding on a flat roof mean?
Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.
Do you check flat roofs for asbestos?
We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Does the report include photos?
Yes. The report includes photos of what we found.
How the survey works
After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, most surveys take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. In a small place like East Street, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Before we arrive
- Jot down any questions you want answered
- Clear the way to the loft hatch
- Have keys ready for side gates, garages or roof access doors

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.
Advice
Do you need a flat roof survey in East Street?
A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
Signs worth acting on include:
- Raised blisters across the surface
- Damaged trims at the roof edge
- Standing water left after rain
- Outlets choked with leaves and silt
For site and facilities teams at buildings such as Sandwich Technology School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
Before you book anyone

- Will the report include photos?
- How much experience they have with roofs like yours

Flat roof surveys around East Street
The coast is about 4 miles or less from East Street, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. The wider area around East Street has a long history of building, with Goodnestone Park about 4.3 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
The streets around a church like Church of St Nicholas are often among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start. For landlords with property near Sandwich station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Before and after the survey
Small things make a difference. Some pointers:
- Book a survey every few years
- File the paperwork for the roof and any repairs
- Clear roof outlets and gutters each autumn
- Look for standing water a day after rain
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
