Roof leak investigations for homes and businesses in Great Stonar

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We check both the covering and the room underneath to narrow it down. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. If you’re worried about water that shows only in certain storms and drips in the loft during heavy rain, a survey will tell you what’s going on, whatever the roof.

For a small place like Great Stonar, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Common roof problems in Great Stonar

Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

Typical things we are asked to look at include:

  • Brown rings on upstairs ceilings
  • Drips in the loft during heavy rain
  • Leaks that appear only in driving rain
  • Drips from nail tips in a cold loft

For hotels and guest houses around Great Stonar, a roof problem found early is far less disruptive than one found by a guest.

Great Stonar questions

Is Great Stonar within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Great Stonar?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

What happens after the survey?

You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

What this survey cannot tell you

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • The repair itself (the investigation finds and reports the cause)
  • What’s under the covering or behind the plaster

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What we check

  • Valleys and parapet gutters
  • The roof space
  • Slate and tile slopes
  • Rooflights and dormers
  • Chimney stacks
  • Lead flashings
  • Flat roof details

Wind, rain and roofs in Great Stonar

Great Stonar is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you let a flat or house near Sandwich station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live near a park like Prince's Beachlands, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

What affects the price in Great Stonar

To price your survey, we look at:

  • The shape of the roof and its details
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What to let us know when you contact us

There is no need for technical words. Just let us know:

  • Photos of the roof, taken safely from ground level or a window
  • Your timetable, like an exchange date
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

You can call us seven days a week. For a price or to book, ring 07833 053749 or email us.

Leave it or get it looked at?

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. In a small place like Great Stonar, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Great Stonar often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You tell us where the water shows and when it appears.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • Show us where any leaks or stains appear
  • Dig out any old roof reports or invoices

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, letting rain run behind the joint.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.
