How a roof leak investigation works in Marshborough

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’ve noticed drips in the loft during heavy rain and ceiling stains that grow after rain, we can find out what’s behind it, whatever the roof.

Being in a small place like Marshborough makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

Where we can’t see part of the leaking roof, the report says so. That way, it is clear what was covered and what wasn’t.

What we do, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take about one to two hours at a typical home, and about three to four hours for a commercial roof. Older rural homes like those around Marshborough can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Advice

Prices for roof leak investigations in Marshborough

Not every roof costs the same to survey, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • Height and safe access
  • Basic, Standard or Premium

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

Getting in touch

You don’t need to know any roofing terms. Just let us know:

  • How the loft is reached, if there is one
  • Where water is showing inside, if it is
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or drop us an email with the details.

Roof by roof

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it is too low, cracked or poorly dressed, water gets behind it.

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, and water runs down behind them.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Tell us if there are tanks or pipes in the loft
  • Write down the wind direction and rain when it leaks
  • Stay off ladders and the roof
  • Clear the loft hatch so we can get in

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Don’t block the vents at the eaves. Air movement keeps condensation down, which is often mistaken for a leak. Keep insulation clear of the eaves.

Marshborough questions

Does being near the coast affect roofs in Marshborough?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How do I find out if my home in Marshborough is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How do I arrange a roof leak investigation in Marshborough?

Just ring 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Will you fix the leak as part of this?

The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Marshborough roofs and the weather

The coast is about 4 miles or less from Marshborough, where sea air brings more salt and stronger wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in.

If you live in an older home near Church of St Mary the Virgin, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near Sandwich station, tracing a leak quickly matters when a tenant is living with it.

Marshborough is about 5 miles north-west of Deal, in Kent. If you’re in Marshborough, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Common roof problems in Marshborough

Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

Typical things we’re asked to look at include:

  • Leaks at a dormer or roof window
  • Water dripping from rafters or underlay
  • Damp patches next to the stack
  • Wet patches high on an inside wall

Goodnestone Park, about 3.7 miles south-west, is one of the historic houses in the wider area around Marshborough. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times.

What to check before booking

  • Whether you can ask questions once you have the report
  • Which limits apply to the survey
  • Whether VAT is in the quoted price
  • What the report includes, and whether it has photographs

What a roof survey includes

Why get it checked now?

Leaks tend to get worse, not better. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. In a place like Marshborough, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We will tell you which package suits the questions you have.
