Roof leak investigations near East Street

What a roof leak investigation looks like in East Street

East Street is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Historic houses such as Goodnestone Park, about 4.3 miles south-west, show how far back building in the area around East Street goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you look after a building such as Sandwich Technology School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you own a rental within reach of Sandwich station, a tenant living with a leak needs the cause found, not just the stain painted over. Take an older house close to Church of St Nicholas: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

East Street is about 6 miles north-west of Deal, in Kent. Houses, flats, blocks and commercial buildings in East Street can all book roof leak investigations. We cover towns and villages across Kent, from the larger towns to small villages. For surveys nearby, see our Canterbury page.

About our roof leak investigation in East Street

Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. Typical surveys look at stains around a skylight and leaks below a flat extension roof, on slate and tile slopes, lead flashings and the roof space.

For a small place like East Street, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours for a house, though large, tall or awkward roofs take more time. In a hamlet or village like East Street, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know where the water shows and when it appears.
  2. We check the stain, the ceiling and the loft above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. We email a report with photographs, the likely entry point and recommendations.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.

East Street: your questions answered

Is East Street within the area you cover?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is the coastal weather around East Street hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and East Street is within about 4 miles of the coast.

Could my leak actually be condensation?

It is a common question. A leak typically shows in one area and follows rain, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.

How much does a roof leak investigation cost in East Street?

Roof leak investigation starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it’s useful, and it is part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

Does the report include photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Landlords, agents and building managers in East Street and across Kent can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Keep water away from lights and sockets
  • Mention any plumbing above the damp area
  • Note the weather when the leak shows
  • Put a bucket under the drip and move valuables

If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. It saves chasing a leak that isn’t there.

Keep the loft space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation doesn’t block airflow at the eaves.

What happens if roof problems are left?

Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Older cottages and farmhouses around East Street can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Any need for thermal images or a drone flight
  • Roof area
  • Basic, Standard or Premium
  • Building height and the viewpoints available

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Helping us price your survey

Some details help us point you to the right survey and price. When you get in touch, it’s useful to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • Where the property is, with the postcode

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.
