What a gutter survey does not cover

A survey is a proper look at the gutter, but it cannot do everything. The main limits are:

  • Underground drains, which need a CCTV drain survey
  • Blockages deep inside downpipes
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Parapet and box gutters
  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters

Gutter surveys for homes and businesses in East Street

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are leaves and moss blocking gutters and gutters that have fallen out of line, on valley gutters, parapet and box gutters and downpipes.

In a small place like East Street, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

What we look for on each type of roof

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. The report records what could and couldn’t be seen.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What affects the cost of gutter surveys

Not every roof costs the same to survey, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.

Getting in touch

Here’s what helps us most when you contact us:

  • The property’s address and postcode
  • The type of building and roof, such as pitched or flat
  • Where water is showing inside, if it is
  • The reason for the survey, like buying, a leak or storm damage

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Common questions in East Street

Do roofs near the sea, like those around East Street, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and East Street is within about 4 miles of the coast.

Is East Street within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

How much time does the visit need?

A visit typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Landlord and commercial surveys in East Street

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two at most homes; commercial roofs usually need 3–4 hours. Older roofs in small places like East Street can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • Point out any leaks or damp patches
  • If it is not your property yet, arrange access through the agent
  • Dig out any old roof reports or invoices

Gutter surveys around East Street

The coast is about 4 miles or less from East Street, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. With Goodnestone Park about 4.3 miles south-west, East Street sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Sandwich station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark like Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building like Sandwich Technology School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

East Street is about 6 miles north-west of Deal, in Kent. Whether the building in East Street is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. East Street is one of the towns and villages in Kent where we work. There’s also a page for Canterbury.
