Gutter surveys for homes and businesses in Buttsole

Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from ground level, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. If you are worried about fascia boards damaged by overflowing water and gutters full of debris and silt, we can find out what’s behind it, on outlets and hoppers, fascias and soffits and eaves gutters alike.

In a small place like Buttsole, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Buttsole: your questions answered

Can a landlord with a rental near Sandwich station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is Buttsole within the area you cover?

Yes, Buttsole is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

How long will you be on site?

A visit normally takes about one to two hours at a typical home, and longer for a large or complex roof. You’ll know roughly how long when we arrange the visit.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Signs you need a gutter survey in Buttsole

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

People typically book a survey when they’ve noticed one of these:

  • Fascia boards damaged by overflowing water
  • Gutters full of debris and silt
  • Cracked or loose downpipes
  • Gutters overflowing in heavy rain

If you own a rental within reach of Sandwich station, the gap between tenancies is a good time to have the roof looked at.

What a good roof survey covers

What a gutter survey looks like in Buttsole

The coast is about 5 miles or less from Buttsole, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Ham Fen is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

The survey, step by step

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Buttsole, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. You get a written report with photos and recommendations.

How to prepare

  • Note where any stains or damp appear
  • If it isn’t your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand

How to book

A quick phone call is typically the easiest start: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Advice

Leave it or get it looked at?

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. Outbuildings and barns around Buttsole are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What you get with us

  • Two decades and more of roof surveys
  • Packages from £150, including VAT
  • More than 5,000 surveys completed
  • Drones and thermal imaging where applicable

Read how roof surveys are priced or what we found on two real jobs.

How we price gutter surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Dates you’re working to, such as exchange
  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage

Once you know what you need, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What a gutter survey doesn’t cover

Before booking, it is worth knowing what a survey will not do:

  • Asbestos testing of old gutters, downpipes or soffits
  • Parts of gutters that cannot be seen safely
  • Blockages deep inside downpipes

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What our survey covers.
