About our gutter survey in Marley

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. If you’re worried about soffits marked by water and gutters overflowing in heavy rain, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Marley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Landlords, agents and block managers in Marley

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we will plan the survey around it.

How we price gutter surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • Whether it is a home or a commercial building

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

Before you get in touch, it helps to have:

  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date
  • What’s prompted the survey

We confirm the price for your survey before booking, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or email us.

What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before booking.

What you get with us

Marley: your questions answered

Is my home in Marley listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Does being near the coast affect roofs in Marley?

Often, yes. Marley is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, ring 07833 053749 or send us an email.

Is Marley in your area?

Yes. We survey roofs across London and South East England, Marley included.

Local roofs in Marley

The coast is about 3 miles or less from Marley, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Northbourne Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Church of St Augustine, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces like Ham Fen can get more leaves in their gutters in autumn.

How the survey works

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photos go into the written report. The visit usually takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Marley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about any leaks, stains or damp patches you know of

Related advice

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
