Gutter surveys in Eastry

About our gutter survey in Eastry

Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely, from the ground, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you are worried about joints that drip after rain and leaking or loose downpipes, a survey will tell you what’s going on.

Trees around homes in smaller places like Eastry drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

How the survey changes by roof type

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Eastry: your questions answered

Will you come out to Eastry?

Yes, Eastry is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Is my home in Eastry listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you photograph what you find?

Yes. Photographs are part of every report, so you can see each point for yourself.

Do you look in the roof space?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Do you test soffits or gutters for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Roofs, chimneys and gutters in Eastry

Eastry lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Sandwich station, the gap between tenancies is a good time to have the roof looked at. Trees in and around Ham Fen shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Eastry is about 4 miles north-west of Deal, in Kent. Anywhere in Eastry, we can come and survey your property, on a weekday, Saturday or Sunday. Our area takes in places right across Kent, large and small. For surveys nearby, see our Canterbury page.

We survey roofs across the CT13 postcode area for gutter surveys. If you need a gutter survey at a property on High Street, Swaynes Way and Wheelwrights Way or a nearby road, we can help. If you’re just outside Eastry, we cover Buttsole (1 mile south), Statenborough (1 mile north-east), Ham (1 mile east), Woodnesborough (1 mile north) and Felderland (1 mile north-east). Further out, we also cover Canterbury (10 miles west), Margate (10 miles north), Dover (7 miles south), Folkestone (13 miles south-west), Ramsgate (8 miles north-east) and Broadstairs (10 miles north-east).

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • What’s behind fascias and inside walls
  • Parts of gutters that cannot be seen safely
  • Pipes below ground level

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

What we need to know

If you can, have these to hand when you contact us:

  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

How the survey works

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours for most houses, or half a day or so for a commercial building. In a smaller place like Eastry, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking near the property
  • If it isn’t your property yet, arrange access through the agent

Common roof problems in Eastry

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Problems we come across often include:

  • Leaks at the gutter joints
  • Gutters overflowing in heavy rain
  • Rotten fascias or stained soffits
  • Hoppers and outlets full of debris

Historic houses like Goodnestone Park, about 3.4 miles west, show how far back building around Eastry goes. On a period home nearby, the survey separates sound original work from tired later repairs.
