Eastry Roof Survey
A careful look at the roof at your property in Eastry, and put it all in a report with photographs.
- Water stains on rafters and ceiling joists
- Ponding, splits or blisters on flat roofs
- Crumbling chimney pointing or cracked flaunching
About our roof survey in Eastry
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you’re worried about debris building up in roof valleys and lifted, split or missing lead flashings, a survey will tell you what’s going on, whatever the roof.
Houses in smaller places like Eastry can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Common questions in Eastry
Does being near the coast affect roofs in Eastry?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
I let a flat near Sandwich station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
How much does a roof survey cost in Eastry?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
How do I book a survey in Eastry?
The quickest way is to phone 07833 053749 or email us. Give us the address and some details about the roof, and we’ll take it from there. Surveys run on any day of the week.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Do you cover Eastry for roof surveys?
Yes. We survey roofs across London and South East England, Eastry included.
Why act early in Eastry
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. Arranging work in a smaller place like Eastry is easier with notice than in an emergency. A survey gives you that notice.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.
Why book with us
- PI and public liability insurance
- Packages from £150, including VAT
- Photos and a written report every time
- Independent findings on the roof’s condition
The survey, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Homes around Eastry often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent
- Keep pets inside or away from the areas we’re looking at
- Have keys ready for side gates, garages or roof access doors

Advice
What this survey cannot tell you
A survey is a careful look at the roof, but it cannot do everything. Its limits include:

- Defects hidden under coverings or inside walls without opening up
- An exact number of years the roof has left
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What else we do in Eastry
Different roofs, different checks
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks often start there.
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded, as wind can lift them.
Roof surveys in Eastry: local notes
Eastry is within about 5 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Trees in and around Ham Fen shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Goodnestone Park lies about 3.4 miles west, so building around Eastry goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. Take a building like Eastry Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
Eastry is about 4 miles north-west of Deal, in Kent. Whether the building in Eastry is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Eastry is one of the towns and villages in Kent where we work for roof surveys. Canterbury is in our area too.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
