Landlord and commercial surveys in Ringwould

Letting agents and landlords in Ringwould book surveys as well as householders. A written report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.

Roof surveys for homes and businesses in Ringwould

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a proper look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed loose ridge or hip tiles and cracked or blistered flat roof coverings, a survey will tell you what’s going on.

In a village or hamlet like Ringwould, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Why it is worth a survey now in Ringwould

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. In a small place like Ringwould, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Practical tips

These tips come from what we see on roofs every week:

  • Check the roof from ground level after storms
  • Mention any flat roofs as well as the main roof
  • Stay off ladders and the roof
  • Hold on to the report for future surveys

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Keep the roof space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.

Signs you need a roof survey in Ringwould

Some damage starts inside the roof space. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak, and it needs a different fix.

Typical things we are asked to look at include:

  • Torn or sagging underlay
  • Worn or blocked valleys
  • Slipped, cracked or missing slates and tiles
  • Cracked or blistered flat roof coverings

Landlords with a home close to Walmer station may find that the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • Is VAT included in the price?
  • Which limits apply to the survey
  • Their drone registration, if they fly one
  • Their track record with similar roofs

What to expect from a roof survey

The survey, step by step

Once we’ve finished looking, we write up our findings as a written report with photos. As for time on site, it normally takes an hour or two at most homes, or half a day or so for a commercial building. Rural addresses near Ringwould can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Clear the way to the loft hatch
  • For flats, make sure roof access has been agreed
  • If it isn’t your property yet, arrange access through the agent

Questions from Ringwould

How do I find out if my home in Ringwould is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Ringwould?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey will not do:

  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What a survey covers and does not.

Roof surveys around Ringwould

Ringwould lies within about 2 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. About 1.6 miles north-east lies Walmer Castle, a reminder of how long the area around Ringwould has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Kingsdown and Ringwould CofE Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Nicholas: old fixings, lead flashings and tall chimneys are typical of older roofs.
