Landlord roof surveys for Densole homes and businesses

Roof by roof

Shared chimney stacks

Chimneys frequently let water in at the flashings. We record anything visible.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

About our landlord roof survey in Densole

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. Common reasons to book are chimney stacks in poor repair and failed flashings at walls and chimneys, on flat roofs on blocks, converted houses and blocks of flats.

In a small place like Densole, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Put urgent roof work at the top of the list
  • Check your lease or ask a solicitor about who pays
  • File each roof report for future reference
  • Check the loft space can be accessed

You receive a photo-illustrated written report and recommendations ranked by urgency where relevant. It is emailed to you so you can share it with owners, agents or contractors.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What affects the cost of landlord roof surveys

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can be seen safely
  • Which survey package you book

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

To price your survey accurately, we’ll ask about:

  • What’s prompted the survey
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them

When you’re ready to go ahead, phone 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for a house, and longer for a block or a building with several roofs. Older roofs in small places like Densole can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street
  • Check the loft hatch can be reached

Advice

FAQs for Densole

Will you come out to Densole?

Yes, Densole is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you survey roofs for landlords with property near Folkestone West station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Does the report help with maintenance planning?

Yes, that is one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

When to book a survey in Densole

Older buildings across London and South East England have roofs that are decades old. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.

Here are some of the things we see often:

  • Blocked gutters over flats
  • Failed flashings at walls and chimneys
  • Cracked or leaning shared chimneys
  • Splits and blisters in flat roof coverings

If yours is one of the older homes in the streets near St Luke's, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book anyone

  • Whether the loft is part of the inspection
  • What they won’t be able to tell you
  • Whether you get a written report with photos
  • How long the report takes to arrive

What a good roof survey covers

Roofs, chimneys and gutters in Densole

The coast is about 4 miles or less from Densole, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. About 1.2 miles north-west lies Acrise Place, a reminder of how long the area around Densole has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Hawkinge Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Folkestone West station, a roof report helps you deal with small faults before they turn into a call from a tenant.
