Roof survey in Mystole

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are water stains on rafters and ceiling joists and gaps in the roof where coverings have gone, on chimney stacks, the roof space and clay and concrete tiles.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Mystole: your questions answered

Can a landlord with a rental near Chartham station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Do you cover smaller places like Mystole?

Yes. Mystole is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Will the report say how many years my roof has left?

We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Mystole, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed
  • Keep pets out of the way during the survey

Roof surveys in Mystole: local notes

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Shop and office owners around Whitefriars Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. For an older house near a landmark such as Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Do you need a roof survey in Mystole?

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It’s often mistaken for a leak, and it needs a different fix.

We’re often asked to look at:

  • Ponding, splits or blisters on flat roofs
  • Valley linings that have cracked or split
  • Gaps in the roof where coverings have gone
  • Water stains on rafters and ceiling joists

For site and facilities teams at buildings such as Chartham Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • What the report includes, and whether it has photographs
  • How soon the report will arrive
  • Which viewpoints they use to see the roof
  • Whether the inside of the roof is included

What a roof survey includes

What a survey costs

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from the ground or a window
  • Access details, like a loft hatch or a shared roof

To book a survey, call 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before you book.

Different roofs, different checks

Flat roof coverings

A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.

Useful tips for Mystole property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Include dormers, porches and garages when booking
  • Move stored items away from the loft hatch
  • Stay off ladders and the roof
  • Find records of any re-roofing or repairs

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
