New roof snagging for Mystole homes and businesses

New roof snagging in Mystole: what you get

Our snagging inspections cover Mystole and the rest of London and the South East. Time on site usually takes an hour or two for most homes, depending on how much new work there is to check. Everything visible from safe vantage points is checked including by drone where applicable. A photo report follows. We inspect on weekdays and at weekends. If you’re worried about vents that weren’t fitted or are covered and debris left in gutters or valleys, we can find out what’s behind it.

Older buildings in small places like Mystole may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

When to book a survey in Mystole

Owners frequently get in touch when the finish looks uneven or a leak appears. Others just want an independent check before paying before signing off the job.

Here are some of the things we see often:

  • Gaps at new flashings
  • Underlay not dressed into the gutter
  • Verge tiles or slates not secured
  • Ridge and hip tiles not properly fixed

For an older house near a landmark such as Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions to ask before you book

  • How long the report takes to arrive
  • Will the report include photos?
  • Their drone registration, if they fly one
  • Their track record with similar roofs

What a good roof survey covers

Common questions in Mystole

Is Mystole within the area you cover?

Yes, Mystole is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Mystole?

Yes, Mystole is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Do you get involved if the roofer disagrees with the report?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What does a new roof inspection cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just ring 07833 053749 or email us for a price.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Deciding who is at fault in a disagreement
  • What’s under the new coverings
  • A promise that the roof will not leak

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

Roofs we survey in Mystole

  • Flashings and valleys
  • Replacement roofs
  • Loft conversions and dormers
  • New flat roofs
  • New-build homes
  • Ridges and verges

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Local roofs and buyers in Mystole

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

What we look for on each type of roof

Flashings

Loose or badly dressed flashings are a common snag. They’re recorded with photos.

Slate roofs

On a new slate roof, we check the coursing and the details at ridges, verges and valleys as far as can be seen safely.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about one to two hours at most homes, and longer for a large or complex roof. For a village or hamlet like Mystole, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. We send a written report with photos of each snag.

Before we arrive

  • Jot down any questions you want answered
  • Point out any leaks or damp patches
  • Make sure we can get to the back of the property

Advice

What happens if roof problems are left?

You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. For older village homes like those around Mystole, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
