Flat roof survey in Mystole, Kent
Find out what’s going on with the flat roof before you spend money on it. We carry out flat roof surveys in Mystole.
- Blistering in felt or asphalt
- Loose or cracked edge trims
- Failed seals around rooflight kerbs
Before and after the survey
A little preparation and a few simple habits help. Our tips:
- Never stand on rooflights or fragile sheeting
- Check ceilings under the roof for damp patches
- Ask contractors to protect the roof if they work on it
- Look for standing water a day after rain
For landlords and building managers, the report is a dated record of the roof’s condition. It is useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
Flat roof survey in Mystole: what you get
Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photos of each. That gives you facts to raise with the seller or agent. If you’re worried about damaged trims at the roof edge and gaps at upstands and abutments, a survey will tell you what’s going on.
Somewhere as small as Mystole, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when booking.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Questions from Mystole
Is Mystole within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Mystole is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you survey any kind of flat roof?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.
Do you cover flat roofs on blocks of flats?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or use the contact form with the details.
Can you tell me how long my flat roof will last?
We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How the survey changes by roof type
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.
What a flat roof survey looks like in Mystole
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you run a business near Whitefriars Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you let a flat or house near Chartham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as Chartham Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What affects the cost of flat roof surveys
We confirm the price for your survey before you book. These are the things that affect it:
- The package you choose: Basic, Standard or Premium
- Whether it is a home or a commercial building
- The roof’s overall size
- Extra roofs, like extensions, dormers or garages
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
Getting in touch
If you can, have these to hand when you get in touch:
- What made you get in touch
- How the loft is reached, if there is one
- Your timetable, such as an exchange date
- Pictures from the garden or a window, if you have them
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.
How it works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Older roofs in small places like Mystole can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Leave a clear route to the loft

What else we do in Mystole
Leave it or get it looked at?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Older cottages and farmhouses around Mystole can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
What you get with us
- An independent look at the roof

What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- A fixed date for when the roof will need replacing
- Fragile surfaces, which we do not walk on
- Hidden layers beneath the covering
