Chimney surveys for Mystole homes and businesses

Chimney survey in Mystole: what you get

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and what we recommend. Typical surveys look at a chimney out of line and disused chimneys trapping moisture, across chimney breasts, lead flashings and brick chimney stacks.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we’re asked to look at in Mystole

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

People normally book a survey after spotting one of these:

  • Frost-damaged brickwork on the stack
  • A stack that appears to lean
  • Cracked or missing flaunching
  • Pots or cowls that look unsafe

If you run a business near Whitefriars Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Questions to ask before booking

  • What exactly goes into their report
  • Their report turnaround times
  • Whether VAT is added on top
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

The survey, step by step

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Mystole, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Tell us about parking before the day

Advice

Why get it checked now?

A small amount of repointing or new flaunching is typically a modest job. Leave it, and frost can work the stack loose, and the work grows. In a place like Mystole, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Before and after the survey

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Note any damp on chimney breasts and when it appears
  • Use a Gas Safe registered engineer for gas appliances
  • Leave close inspection to people with safe access
  • Keep the report to compare against at the next survey

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Look at your chimneys from the ground now and then, especially after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

What a chimney survey looks like in Mystole

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If your house is among the older ones in the streets near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. If you live near a park like Broadham Down, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

For landlords and managing agents

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.

Mystole: your questions answered

Is my home in Mystole listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Chartham station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Should a redundant chimney be removed?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
