Chimney survey in Thanington, Kent
A survey of chimney stacks, pots, flashings and flaunching across Thanington, with drones and thermal imaging where they help. Get in touch for a price.
- Spalled or crumbling bricks
- Unused flues sealed without airflow
- Damp on a chimney breast inside
What happens if roof problems are left?
Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there is a stain. Surveying the stack now can catch problems first. In a smaller place like Thanington, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
What you get with us
- Independent findings on the roof’s condition
- A report with photos
- PI and public liability insurance
- Package prices that include VAT

How a chimney survey works in Thanington
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photos and recommendations. Common reasons to book are loose, cracked or missing pots and a stack that appears to lean, across chimney pots and cowls, shared and party-wall stacks and brick chimney stacks.
In a smaller place like Thanington, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

When you need someone else
In fairness, there are limits to any roof survey:
- A structural engineer’s assessment
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden sides of a shared stack

What we do, step by step
On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. The survey typically takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. A visit to a smaller place like Thanington is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Jot down any questions you want answered
- Find any records of previous roof work

Different roofs, different checks
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.
Local roofs in Thanington
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For businesses in and around places such as Whitefriars Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Trees in and around Whitehall Meadows shed leaves that can end up in nearby gutters.

What we are asked to look at in Thanington
Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.
It is worth booking a survey if you’ve seen:
- A chimney out of line
- Damp patches on chimney breasts
- Gaps in the mortar around the pots
- Loose, cracked or missing pots
For site and facilities teams at buildings like The Canterbury Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Your questions about chimney surveys in Thanington
Do you survey roofs for landlords with property near Canterbury East station?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.
Will you come out to Thanington?
Yes, Thanington is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Why is my chimney breast damp?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
How long is the visit?
That depends on the size and shape of the roof; most visits take between one and two hours at most homes, and longer for a large or complex roof. The report is sent afterwards by email.
Do you look in the loft space?
Typically, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
Can you survey at the weekend?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or drop us an email.
What affects the cost of chimney surveys
The price reflects the time and kit the roof needs. The main factors are:
- The package you choose: Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
- Extra roofs, like extensions, dormers or garages
- Any need for thermal images or a drone flight
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
What we need to know
We will typically ask about:
- Where any leaks, stains or damp patches show inside
- Whether there is a loft hatch, a shared roof or tricky access
- Any deadline, such as an exchange date
- Any photos you have, taken from the ground or a window
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.
