Chimney survey in Wincheap
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photos and our recommendations. Typical surveys look at flaunching that has broken away and flashings pulling away from the stack, across flaunching, chimney pots and cowls and shared and party-wall stacks.
Trees around homes in smaller places like Wincheap drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. Some parts of a survey depend on the weather, so a visit to Wincheap is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- Check we can get to the back of the property
- Check the loft hatch can be reached

Advice
Roofs, chimneys and gutters in Wincheap
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
For businesses in and around places such as Whitefriars Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Canterbury East station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Wincheap questions
Is Wincheap within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in Wincheap is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Does the weather affect the survey?
Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
How soon will I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Why get it checked now?
Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. In a smaller place like Wincheap, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Landlords, agents and block managers in Wincheap
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
Roof by roof
Rendered stacks
We can’t see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.
Flaunching
Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.
Signs you need a chimney survey in Wincheap
Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the roof space and outside, and recommend a structural engineer where support is in question.
We are frequently asked to look at:
- A stack that appears to lean
- Cracked or missing flaunching
- Gaps where the stack meets the roof
- Damaged chimney pots and cowls
Take a building like Wincheap Foundation Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
What to check before booking
- What exactly goes into their report
- Which viewpoints they use to see the roof
- Whether the loft space is looked at, where there is one
- Whether any drone flown is registered with the CAA
What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Hidden sides of a shared stack
- Checks on boilers, fires or their flues
- A structural engineer’s assessment
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.
