Storm damage roof report in Mystole

After a storm, safety comes first. Take photos from ground level or from windows, and do not climb onto the roof. Emergency temporary protection, such as covering an opening, is a job for a roofer. We then record the damage in a report you can pass to your insurer. Hold on to receipts for anything you pay for. If you’ve noticed broken or displaced guttering and ridge tiles that have come loose, a survey will tell you what’s going on.

For a small place like Mystole, the inspection is the same as anywhere: the journey and access are just planned beforehand. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A price for the repairs
  • How your policy defines a storm
  • Acting for you with the insurer

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. What our survey covers.

What this survey covers

  • Chimney stacks
  • Ridges and hips
  • Flat roofs
  • Slate and tile slopes
  • Gutters and fascias
  • Flashings

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Take photos of stains and damp inside
  • Keep invoices for temporary repairs
  • Don’t go onto the roof to take pictures
  • Get a roofer to make the roof safe if needed

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.

What you can safely check yourself

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Why act early in Mystole

Once the storm has passed, damage that looked minor can let water in for months. Acting quickly typically means less damage overall. In a small place like Mystole, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours for a house, and longer for a large or complex roof. Cottages and farmhouses around Mystole often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We inspect the roof from safe viewpoints and from the loft where there’s access.
  3. Each area of damage is photographed and described.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. We send you a written report with photos, ready to give to your insurer.

How to prepare

  • Let us know where we can park nearby
  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors

Wind, rain and roofs in Mystole

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Different coverings let water in at different points, which shapes where the search starts. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take a building like Chartham Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you let a flat or house near Chartham station, a tenant living with a leak needs the cause found, not just the stain painted over. For businesses in and around places like Whitefriars Shopping Centre, finding where water is getting in quickly keeps disruption down.

Mystole questions

Will you come out to Mystole?

Yes, Mystole is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Mystole?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will my insurer pay for an old roof?

Wear and tear is usually excluded from home insurance. Our report records storm damage and any older wear we see, so it’s clear what we found. Your insurer decides how its policy applies.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
