Storm damage roof reports near Petham

Storm damage roof reports for homes and businesses in Petham

Storms tend to find the weak points on a roof. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. We record the damage on your roof and photograph each part. Where we also see signs of older wear, the report records that too. We are frequently asked to look into damaged flat roof membrane and damaged pots on the stack, on ridges and hips, chimney stacks and flashings.

Being in a small place like Petham makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

Questions from Petham

Is my home in Petham listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is Petham in the area you cover?

Yes, Petham is one of the places we work. Every survey there gets the same written report with photographs.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

What wind speed counts as a storm?

It depends on your policy. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Check your policy wording.

How long will you be at the property?

It usually takes about one to two hours for most houses, and longer for a large or complex roof. You’ll then get the report by email, on the timescale of your package.

What if the roof was already worn?

Most policies do not cover wear and tear. We note both storm damage and older defects, so it is clear what we found. Your insurer decides how its policy applies.

Do you need a storm damage roof report in Petham?

Landlords and building managers often need a written record after a storm. It helps when explaining damage to a building owner or insurer.

Here are some of the things we see often:

  • Damage from fallen branches or debris
  • New damp or leaks inside
  • Damaged gutters and fascias
  • Lifted or missing ridge and hip tiles

If you run a business near Whitefriars Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Their insurance cover
  • How they plan to inspect the roof safely
  • Whether VAT is in the quoted price

What a good roof survey covers

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Leave it or get it looked at?

A clear, independent record helps you explain the damage to your insurer. It records the damage and what seems to have caused it, so you are not relying only on your own photos. Where a roof is exposed, as many are in small places like Petham, driving rain gets into any weakness, and damp in older walls is slow to dry out.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

What happens on the day

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Petham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

How to prepare

  • Tell us about parking before the day

Different roofs, different checks

Slate roofs

In high winds, slates can slip or go, frequently where nails have rusted. Our report notes moved slates and any sign of older corrosion.

Lead flashings

Wind can peel back flashings at abutments and stacks. We record which are loose or damaged.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Areas we can’t see safely
  • What your policy covers, which depends on its wording
  • Estimates of repair costs

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. What our survey covers.

Leaks and storm damage in Petham

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if your house is among the older ones nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Chartham station may find that tracing a leak quickly matters when a tenant is living with it.
