Flat roof surveys in Petham

Landlord and commercial surveys in Petham

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the flat roof, with photos.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Flat roof survey in Petham

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you are worried about cracked or split membrane and damaged trims at the roof edge, we can find out what’s behind it.

Somewhere as small as Petham, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we are asked to look at in Petham

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

A survey can pick up problems such as:

  • Signs of deflection in the roof deck
  • Blocked or damaged outlets
  • Failed seals around rooflight kerbs
  • Blisters and bubbles in the covering

Anyone responsible for a site like Petham Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Questions to ask before you book

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will the report include photos?
  • Whether the loft space is looked at, where there is one
  • Their report turnaround times

What to expect from a roof survey

How we price flat roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Helping us price your survey

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email.

Common questions in Petham

Does a conservation area affect roof work in Petham?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Petham?

Yes, Petham is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

Can you test old roof sheets for asbestos?

We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

How much does a flat roof survey cost in Petham?

Our price is from £150, including VAT. We confirm the price for your roof before booking. To get a price, ring 07833 053749 or email us.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. For a village or hamlet like Petham, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Agree roof access with the managing agent if it is shared
  • Have any paperwork from past roof work to hand

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The condition of the deck or insulation hidden under the covering
  • Testing older roof sheets for asbestos
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before booking. What our survey covers.

Roof types and parts we check

  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber

Different roofs, different checks

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Flat and commercial roofs around Petham

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Landlords with a home close to Chartham station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Church of All Saints, flat-roofed rear additions and dormers added over the years are worth checking.
