Flat roof survey in Street End: what you get

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. Typical surveys look at blisters and bubbles in the covering and outlets choked with leaves and silt, across single-ply membranes, GRP fibreglass and EPDM rubber.

Some older homes in villages like Street End are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a flat roof survey does not cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A structural engineer’s assessment of the deck
  • Hidden layers beneath the covering
  • Whether old sheeting or boards contain asbestos

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What our survey covers.

Roofs we survey in Street End

  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

Common questions in Street End

How do I find out if my home in Street End is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Street End?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

Can you tell me how long my flat roof will last?

A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

Do you check flat roofs for asbestos?

We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Different roofs, different checks

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

Prices for flat roof surveys in Street End

Our packages start from £150, including VAT. The price for your roof depends on:

  • Which survey package you book
  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can be seen safely
  • The type of building, from a house to a block or an office

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for the job before booking.

Booking your survey

A little information up front helps. It is useful to include:

  • What’s prompted the survey
  • Photos of the roof, taken safely from ground level or a window
  • Your timetable, like an exchange date
  • Where any leaks, stains or damp patches show inside

Unsure which package suits your roof? It is easiest to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

How the survey works

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Street End, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Let us know about parking near the property
  • Have keys ready for side gates, garages or roof access doors

Flat roof surveys in Street End: local notes

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Take an older house close to Church of St Mary: the joins between later flat roofs and the old walls are where problems normally start. If you look after a building such as Simon Langton Grammar School for Boys, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Canterbury East station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Street End is about 2 miles south of Canterbury, in Kent. We carry out flat roof surveys for homes and businesses in Street End and the surrounding area. Our area takes in places right across Kent, large and small.

Before and after the survey

These tips come from what we see on roofs every week:

  • Check the outlets after the leaves fall
  • Ask contractors to protect the roof if they work on it
  • Ask whoever fits equipment on the roof to make good the covering
  • Note where water lies after a downpour

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photograph of each defect, so others can follow it without going up to look.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.
