What a flat roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof won’t leak in future

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey felt flat roofs, EPDM rubber and GRP fibreglass, and the problems we’re asked to look at most are damaged trims at the roof edge and dips that suggest the deck is deflecting.

Older buildings in small places like Pett Bottom may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What we are asked to look at in Pett Bottom

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

People normally book a survey after spotting one of these:

  • Gaps at upstands and abutments
  • Outlets choked with leaves and silt
  • Raised blisters across the surface
  • Ponding water that doesn’t drain away

For landlords with property near Bekesbourne station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Choosing a roof surveyor

  • Their insurance cover
  • Whether the inside of the roof is included
  • Their track record with similar roofs
  • What the survey won’t cover

What a flat roof survey looks like in Pett Bottom

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you look after a shop, office or commercial unit, for example near Whitefriars Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If your house is among the older ones in the streets near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

That’s one more reason to find defects before they become urgent.

FAQs for Pett Bottom

How do I find out if my home in Pett Bottom is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Pett Bottom?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What types of flat roof do you survey?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Around Pett Bottom, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

How to prepare

  • Note where any stains or damp appear
  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch
