Pre-purchase roof survey in Mystole

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey flat-roofed extensions and dormers, the roof space and clay and concrete tiles, and people most frequently book us about ponding, blisters or splits on a flat roof and flashings that have lifted or split.

Older buildings in small places like Mystole may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere like Mystole needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • Tell us about any leaks, stains or damp patches you know of
  • Make sure we can get to the back of the property

Advice

Your questions about pre-purchase roof surveys in Mystole

Is my home in Mystole listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Mystole in the area you cover?

Yes, Mystole is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it is not a RICS home survey. It works alongside a home survey.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we can’t promise any saving.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

Why get it checked now?

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. For older village homes like those around Mystole, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

Landlords, agents and block managers in Mystole

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Before and after the survey

These tips come from what we see on roofs every week:

  • Ask the agent to make sure the loft hatch can be opened
  • Share the report with your solicitor
  • Let us know your timetable
  • Do not leave it until just before exchange

After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

What a pre-purchase roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • Walls, floors, services and rooms below the roof

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

What we check

  • Natural slate
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • Flat-roofed extensions and dormers

Common roof problems in Mystole

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses.

Look out for signs like these:

  • Blistered or split felt on a flat roof
  • Lead that has worked loose at a wall or chimney
  • Cracked flaunching or crumbling chimney pointing
  • Blocked or leaking gutters

For an older house near a landmark such as Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What to check before booking

  • Their drone registration, if they fly one
  • What exactly goes into their report
  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection

What’s in a roof survey

Buying a home or a new roof in Mystole

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Landlords with a home close to Chartham station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
