Chimney survey in Chartham Hatch: what you get

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where it applies. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey flaunching, chimney breasts and chimney pots and cowls, and people most frequently book us about a stack that appears to lean and gaps where the stack meets the roof.

In a small place like Chartham Hatch, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.

Chartham Hatch: your questions answered

Does a conservation area affect roof work in Chartham Hatch?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Chartham Hatch within the area you cover?

Yes, Chartham Hatch is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you inspect the flue?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can decide with a builder what to do.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Is a leaning chimney dangerous?

It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

What a chimney survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a gas appliance or its flue is safe
  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

What affects the price in Chartham Hatch

Prices vary from roof to roof, for these reasons:

  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

What we need to know

You don’t need to know any roofing terms. Just tell us:

  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • Dates you are working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work

Booking is simple: just call 07833 053749 or use the contact form and give us a few details about the property and we will point you to the right survey. The price is agreed up front.

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey typically takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. In a small place like Chartham Hatch, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Make sure pets are kept safely away
  • For flats, check roof access has been agreed

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

What a chimney survey looks like in Chartham Hatch

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you live near a park like No Man's Orchard, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If your home is one of the older ones in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as The Canterbury Academy, a written record of a large roof helps plan work for the holidays rather than in term time.
