Signs you need a roof survey in Anvil Green

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.

Here are some of the things we see often:

  • Valley linings that have cracked or split
  • Lifted, split or missing lead flashings
  • Gutters that overflow in heavy rain
  • Cracked mortar along the ridge

If you own a rental within reach of Chilham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before booking

  • Which viewpoints they use to see the roof
  • Is there a chance to talk the report through?
  • How long they’ve been surveying roofs
  • Whether you get a written report with photos

What to expect from a roof survey

Roof surveys for homes and businesses in Anvil Green

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We’re often asked to look into crumbling chimney pointing or cracked flaunching and lifted, split or missing lead flashings, across flat roofs, lead flashings and the roof space.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey seven days a week, which helps when tenants work during the week.

How we price roof surveys

To price your survey, we look at:

  • The roof’s overall size
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the exact price before booking.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Any deadline, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one
  • The property’s address and postcode

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or send us an email.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two at most homes, with bigger or more complicated roofs taking longer. In a hamlet or village like Anvil Green, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

What this survey covers

  • The roof space
  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks
  • Ridges, hips and valleys
  • Natural slate

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Anvil Green: your questions answered

Is my home in Anvil Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Anvil Green?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. The report includes photos and recommendations.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

Roof surveys around Anvil Green

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Church of St Bartholomew, its roof may have old fixings, lead flashings and chimneys that need a closer look.
