Roof Survey in Waltham
Wondering about the roof at a property in Waltham? We carry out roof surveys in Waltham and across Kent.
- Gutters that overflow in heavy rain
- Gaps in the roof where coverings have gone
- Torn or sagging underlay
Roof survey in Waltham: what you get
We inspect what can be seen safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey flat roofs, clay and concrete tiles and natural slate, and the problems we’re asked to look at most are valley linings that have cracked or split and cracked or blistered flat roof coverings.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report records the roof as we found it on the day. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Signs you need a roof survey in Waltham
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.
Most people get in touch when they’ve noticed something like this:
- Valley linings that have cracked or split
- Ridge tiles that have lifted or moved
- Standing water on a flat roof
- Gaps in the roof where coverings have gone
The streets around a church such as Church of St Bartholomew are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- Is VAT included in the price?
- Whether the inside of the roof is included
- What the report includes, and whether it has photographs
- Which limits apply to the survey
Roof surveys in Waltham: local notes
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
For landlords with property near Chilham station, the gap between tenancies is a good time to have the roof looked at.

Roof by roof
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks often start there.

What else we do in Waltham
What we can’t see
It’s a careful look at the roof, not the whole story. The main limits are:
- What’s under the slates, tiles or felt
- A full building survey of the property
- A promise that the roof won’t leak in future
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and does not.
What we check
- Flat roofs
- Chimney stacks
- Lead flashings
- Natural slate
- Ridges, hips and valleys
- Clay and concrete tiles
- The roof space
The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Waltham, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Keep pets inside or away from the areas we are looking at
- If you are buying, check with the agent that we can get in
- Make sure we can get to the back of the property

FAQs for Waltham
Is Waltham within the area you cover?
Yes. Waltham is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Is my home in Waltham listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.
What does a roof survey cost?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Will you fly a drone over my roof?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do you inspect the roof from on top?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
