Flat Roof Survey in Waltham
Flat roof surveys in Waltham, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Outlets that hold water back
- Edge trims that have lifted or split
- Splits, cracks and crazing
About our flat roof survey in Waltham
We inspect a flat roof from wherever it can safely be seen: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed outlets choked with leaves and silt and splits, cracks and crazing, a survey will tell you what’s going on, whatever the roof.
Flat roofs on exposed homes in small places like Waltham take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Cottages and farmhouses around Waltham frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- Note where any stains or damp appear
- Dig out any old roof reports or invoices

Advice
Different roofs, different checks
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.
Felt and built-up roofs
The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.
Questions from Waltham
Do you cover Waltham?
We do. Every survey there gets the same written report with photographs.
Does a conservation area affect roof work in Waltham?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
What will the report tell me?
You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put by urgency where it matters.
What types of flat roof do you survey?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
How do you inspect a flat roof?
We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
What does ponding on a flat roof mean?
Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Flat roof surveys in Waltham: local notes
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
The streets around a church such as Church of St Bartholomew are often among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
Waltham is about 6 miles south-west of Canterbury, in Kent. Waltham gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Kent, large and small. You can also see our page for Canterbury.
We survey roofs across the CT4 postcode area for flat roof surveys and the streets around it. What a flat roof survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- An exact number of years the roof has left
- Asbestos testing, which needs a specialist asbestos surveyor
- What’s under the membrane without opening it up
If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before you book. The full list of what we check.
Roof types and parts we check
- EPDM rubber
- Felt flat roofs
- Mastic asphalt
- Upstands and outlets
- GRP fibreglass
- Single-ply membranes
What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Do you need a flat roof survey in Waltham?
Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.
People normally book a survey after spotting something like this:
- Leaks around rooflights
- Ponding water that doesn’t drain away
- Blistering in felt or asphalt
- Splits and cracks in the covering
Landlords with a home close to Chilham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Choosing a roof surveyor
- How soon the report will arrive
- What the survey won’t cover
- What exactly goes into their report
- How much experience they have with roofs like yours
