Pre-purchase roof survey in Ringwould

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you’re buying. If you’ve noticed loose pots and cracked flaunching and slipped or missing slates and tiles, we can find out what’s behind it, on lead flashings and valleys, the roof space and natural slate alike.

In a village or hamlet like Ringwould, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Ask whether there are papers for past roof work
  • Ask when the roof was last worked on
  • Book once your offer is accepted
  • Check we will be able to get into the roof space

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

What a pre-purchase roof survey looks like in Ringwould

Ringwould lies within about 2 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you own a rental within reach of Walmer station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark such as Church of St Nicholas, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Historic houses such as Walmer Castle, about 1.6 miles north-east, show how far back building around Ringwould goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

How the survey changes by roof type

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.

Ringwould: your questions answered

Does a conservation area affect roof work in Ringwould?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Ringwould?

Yes, Ringwould is on our map. A small place gets exactly the same survey as a big one.

Do you go up on the roof?

Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

How long does the survey visit take?

Allow roughly 1–2 hours at a typical house, with time for the loft where it can be reached. We will give you an idea of timing when you book.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

What affects the price in Ringwould

Prices always include VAT. What changes the price is:

  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone
  • The roof’s overall size

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Freeholders and residents’ companies use a roof report to plan and budget.

What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Somewhere like Ringwould needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Agree roof access with the managing agent if it is shared
  • Move anything stored under the loft hatch

Advice

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
