Ringwould Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching in Ringwould. More than 5,000 surveys completed across London and South East England.
- Spalled or crumbling bricks
- Loose, cracked or missing pots
- A stack that appears to lean
What we cannot see
It is a careful look at the chimney stack, not the whole story. Its limits include:
- Gas safety checks, which need a Gas Safe registered engineer
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Whether the flue is safe to use
If in doubt, call 07833 053749 or email us and we will point you to the right survey before you book. What our survey covers.

Chimney surveys for homes and businesses in Ringwould
Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. If you’ve noticed worn or missing pointing and disused chimneys trapping moisture, a survey will tell you what’s going on.
Somewhere as small as Ringwould, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

The survey, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for most homes, a little longer where there are several stacks. Older rural homes like those around Ringwould can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- You get a report with photographs and our recommendations.
Getting ready for the survey
- Keep pets in another room
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked

Ringwould questions
Does a conservation area affect roof work in Ringwould?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Does being near the coast affect roofs in Ringwould?
It can do. Ringwould is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
How much does a chimney survey cost in Ringwould?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or use the contact form.
How long does the survey take?
Time on site depends on the roof, but most surveys take about 1–2 hours for a house; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.
Landlord and commercial surveys in Ringwould
Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
How we price chimney surveys
Prices vary from roof to roof, and it comes down to:
- The roof’s overall size
- Building height and the viewpoints available
- The number of roofs, including extensions and garages
- The package you choose: Basic, Standard or Premium
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
Getting in touch
To price your survey accurately, we’ll ask about:
- Any marks or damp showing indoors
- Where the property is, with the postcode
- Dates you’re working to, like exchange
- Pictures of the roof from a safe spot, if you have them
To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. You will know the price before anything is booked.
Why get it checked now?
Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Where a roof is exposed, as many are in small places like Ringwould, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the exact price before booking.

Local roofs in Ringwould
Ringwould is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For an older house near a landmark like Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Kingsdown and Ringwould CofE Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Walmer station, a dated record of the roof is useful when planning maintenance across a let.
