Useful tips for Seabrook property owners

These tips come from what we see on roofs every week:

  • Have gutters and outlets cleared every year
  • Check your lease or ask a solicitor about who pays
  • Don’t wait for a leak to survey the roof
  • Tell tenants when we’re coming

If you need to share the findings with leaseholders or a board, the photos help. The report is written in plain language.

Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

About our landlord roof survey in Seabrook

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We are often asked to look into ponding or splits on flat roofs and gutters overflowing onto walls, across flat roofs on blocks, rented houses and converted houses.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

The survey, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for most houses, while a commercial roof takes nearer three to four hours. For a village or hamlet like Seabrook, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • A full structural assessment of the building
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Seabrook questions

Does a conservation area affect roof work in Seabrook?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Seabrook, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What does a block roof survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Larger buildings are priced to suit. Just ring 07833 053749 or email us for a price.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

DIY checks: what’s safe

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Why it is worth a survey now in Seabrook

An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. In a small place like Seabrook, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Landlord roof surveys in Seabrook: local notes

The coast is about 1 mile or less from Seabrook, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

With Westenhanger Castle about 4 miles west, the area around Seabrook has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you live in an older home near Seabrook Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Seabrook Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
