Roof survey in CT20: how it works
We survey roofs in CT20 and across London and the South East. Visits run seven days a week. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or send us an email. Typical surveys look at slates or tiles that have slipped or broken and ponding, splits or blisters on flat roofs, on ridges, hips and valleys, natural slate and lead flashings.
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.

Homes and roofs across CT20
Owners across CT20, from Folkestone, Cheriton and Sandgate to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
Our area covers London and the South East, including CT20. London and South East England have homes from every era, from period terraces to post-war new towns and new estates. Coastal towns and villages in CT20 see more salt and wind than places inland, and metal fixings and lead suffer for it. After a storm, the seaward side of a roof is the place to look first.
Folkestone: Acrise Place lies about 3.9 miles north, so building around Folkestone goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. If you live in an older home near United Reformed Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
What we are asked to look at in CT20
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.
A survey can pick up problems such as:
- Gaps in the roof where coverings have gone
- Water stains on rafters and ceiling joists
- Crumbling chimney pointing or cracked flaunching
- Leaking gutter joints and downpipes
What a survey doesn’t cover
It is a careful look at the roof, not the whole story. Its limits include:
- Asbestos testing of any kind
- Faults hidden behind ceilings or boarding
- Walls, floors and services below the roof
Landlords, agents and block managers in CT20
Any of our surveys can be booked by landlords, agents and building managers in CT20. To discuss a property or a block, call 07833 053749 or email us.
Letting agents and landlords in CT20 book surveys as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.
Checking the roof from the ground
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Useful tips for CT20 property owners
Some practical points come up on survey after survey. They apply to most roofs:
- Let us know about past leaks
- Move stored items away from the loft hatch
- Keep a record of damp patches and dates
- Leave roof access to professionals
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
Your questions about roof surveys in CT20
Does the weather affect the survey?
Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
Do you give a life expectancy for the roof?
We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Do you inspect the roof from on top?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
What’s the best way to book?
To book, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
How long does a roof survey take?
Allow about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing as you book.
