Roof survey in Seabrook
Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey lead flashings, ridges, hips and valleys and chimney stacks, and people most frequently book us about blocked, sagging or leaking gutters and water stains on rafters and ceiling joists.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
After the visit, you get a report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

How the survey changes by roof type
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, particularly at the verges and ridge.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.
What affects the cost of roof surveys
Not every roof costs the same to survey, and it comes down to:
- Which survey package you book
- Features like valleys, chimneys, dormers and parapets
- Height and safe access
- Commercial roofs and larger buildings
Every price we give includes VAT. Our price is from £150, including VAT. You will know the exact price before you book.
What to tell us when you contact us
Getting the details right at the start saves time. It is useful to include:
- Any deadline, such as an exchange date
- The type of building and roof, such as pitched or flat
- Photos of the roof, taken safely from ground level or a window
- Any stains, drips or damp patches you’ve seen indoors
Unsure which package suits your roof? It’s easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we’re there. For a village or hamlet like Seabrook, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- We check the roof from each safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photos and recommendations.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Have any paperwork from past roof work to hand
- Leave side gates unlocked

FAQs for Seabrook
Is my home in Seabrook listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Does being near the coast affect roofs in Seabrook?
It can do. Within about 1 mile of the sea, as Seabrook is, metal fixings wear faster and gales find any loose ridge or slate.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
How much does a roof survey cost in Seabrook?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
Do you work in Seabrook?
Yes. We survey roofs in Seabrook and the rest of Kent, as part of our work across London and South East England. For a price, ring 07833 053749 or send us an email.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
Honest limits
It is useful to know what a survey won’t do before you book:
- Asbestos testing of any kind
- An exact number of years the roof has left
- Faults hidden behind ceilings or boarding
If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

Useful tips for Seabrook property owners
These tips come from what we see on roofs every week:
- Keep the report with your property records
- Mention any flat roofs as well as the main roof
- Tell us about any leaks or stains you’ve seen
- Take photos of any leaks as they happen
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
Seabrook homes and their roofs
Seabrook is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you live near a park like Oaklands Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you let a flat or house near Folkestone West station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

When to book a survey in Seabrook
Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak, and it needs a different fix.
Problems we come across often include:
- Ridge tiles that have lifted or moved
- Loose chimney pots
- Blocked, sagging or leaking gutters
- Debris building up in roof valleys
If your house is among the older ones in the streets near Seabrook Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
