Common questions in Old Hawkinge

Is Old Hawkinge within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is the coastal weather around Old Hawkinge hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report.

Will you walk on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Gutter survey in Old Hawkinge

Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. We’re often asked to look into brackets that have dropped or snapped and overflowing eaves gutters, on valley gutters, outlets and hoppers and fascias and soffits.

In a village or hamlet like Old Hawkinge, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Old Hawkinge, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Make a note of anything you’d like us to look at
  • If the roof is shared, arrange access with whoever manages the building
  • Show us where any leaks or stains appear

Advice

Gutter surveys around Old Hawkinge

Old Hawkinge is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. About 2.7 miles north-west lies Acrise Place, a reminder of how long the area around Old Hawkinge has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Hawkinge Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around East Cliff and Warren Country Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you live in an older home near Church of St Michael, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Old Hawkinge is about 1 mile east of Hawkinge, in Kent. Whether the building in Old Hawkinge is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Old Hawkinge is one of the places in Kent we cover. Canterbury is in our area too.

How we price gutter surveys

All our prices include VAT. What changes the price is:

  • Chimneys, valleys, parapets and other details
  • Whether it is a home or a commercial building
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:

  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat

Most bookings start with a short call: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What happens if roof problems are left?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We check them where they can safely be seen.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • What’s hidden inside a downpipe
  • Parts of gutters that cannot be seen safely

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.
